Meetings are held on the third Thursday of each month at 7:00 p.m.

The BZA has three primary areas of responsibility:


  1. Receiving and Initiating Applications:
  • The Zoning Commission receives applications for Zoning Resolution text amendments and changes in zoning district boundaries.
  • It may also initiate these applications.


   2. Continuous Review:

  • The Commission continuously reviews the effectiveness and appropriateness of the Zoning Resolution.
  • It recommends changes or amendments to the Jefferson Township Board of Trustees for consideration.


Limits of Authority:

Planned Development District Standards:

  • The Zoning Commission cannot vary by more than ten (10) percent from any standard established by the Jefferson Township Board of Trustees for approved development features.
  • If there is a departure from planned development district standards exceeding ten percent, the Zoning Administrator can appeal to the Board of Trustees.
  • The Trustees have the final authority on the extent to which approved standards may be varied.

BOARD OF ZONING COMMISSION APPLICATION INSTRUCTIONS

Step 1: Schedule a Meeting with the Zoning Coordinator

  • Before filling out the application form, we recommend scheduling a meeting with our Zoning Coordinator.
  • Contact our office at (937) 262-3591 ext. 107 to arrange a convenient time.
  • During this meeting, you can discuss your project, zoning requirements, and any questions you may have.

Step 2: Determine Application Type

Before proceeding with the application process, determine the type of application you are submitting:

  • Zoning Resolution Text Amendment
  • Change in Zoning District Boundaries
  • Planned Development Zoning District Designation

Step 3: Gather Required Documents

Prepare the following documents to submit with your application:

  • Completed Application Form (obtained from the Zoning Commission)
  • Drawings, Plans, and Specifications related to the proposal
  • Any Additional Papers Pertaining to the Application

Step 4: Complete the Application Form

  • Fill out the Application Form with accurate and detailed information. Ensure all required fields are completed and any requested attachments are included.

Step 5: Submit Application to Zoning Coordinator

  • Deliver or mail the completed Application Form and all required documents to the Zoning Coordinator.

Step 6: Application Review Process

  • Upon receipt of your application, the Zoning Coordinator will transmit it to the Zoning Commission for review. The review process will follow these steps:
  1. Adoption of Rules: The Zoning Commission has established rules for the conduct of its affairs. The application will be reviewed according to these rules.
  2. Meeting Scheduling: Meetings of the Zoning Commission will be scheduled as needed to review applications. The schedule will be communicated to applicants.
  3. Public Hearing Notification: A public hearing date will be announced in a newspaper of general circulation at least ten (10) days before the hearing. The hearing will be held within twenty (20) to forty (40) days from the date of resolution certification, motion adoption, or application filing.

Step 7: Attend the Public Hearing

  • Applicants or their representatives are encouraged to attend the public hearing. This is an opportunity to present the proposal to the Zoning Commission and the public, as well as to respond to questions or comments.

Step 8: Zoning Commission Decision

  • Following the public hearing, the Zoning Commission will deliberate on the application. A vote will be taken to approve, deny, or request modifications to the proposal.

Step 9: Notification of Decision

  • The Zoning Commission will notify the applicant of its decision. This notification will include any conditions imposed on the approval, if applicable.

Step 10: Appeal Process

  • If the application involves a departure from planned development district standards exceeding ten percent, the Zoning Coordinator may appeal to the Board of Trustees. The Board of Trustees serves as the final arbiter on the extent to which approved standards may be varied.
